Aidan is surely right, the creek space is tiny and not suitable. You build on Sir Donald Bradman or Richmond Roads.

While we talk about airport access can I ask how and why did Airport Road between Sir Donald Bradman and Henley Beach roads come to exist?
A big wide road to basically nowhere.

6 pump locations in a fairly large facility. Petrol prices listed at the bottom of the sign. Petrol is part of their offer, it is not their only offer. Grenfell Street is a bus park during peak times.
1 or 2 bus lengths of space is not enough, you need 2 lanes in both directions just for buses. A third lane in both directions that cars and buses can use.

I would think the economics would add up but the story being told is that numbers don't add up. If its true then I suppose you can challenge the numbers but perhaps the numbers have been challenge several times already. Worst road network? Easier navigation, lower congestion, no toll roads.. American Airlines Hq is Dallas Fort Worth. Southwest Airlines Hq is Dallas Live Field. Both use them as Fortress Hubs and direct most their traffic through them. Also Dallas is a major tech and medical precinct. Much of the household names in computers are from Dallas, moreso from the 80's-90's era.
